Guaranteed rent for London landlords
The same figure in your account every month for three to ten years, whether the property is occupied or not.
How guaranteed rent works
You sign one agreement with Redwood Residences. We take responsibility for the property for the length of that agreement and pay you a fixed monthly sum on the same date each month. Whether the property is full, empty, or between tenants makes no difference to what you receive.
We then place the property with a local authority, a housing partner or a vetted private tenant, depending on the stock and the area. That placement risk sits with us, not with you.
What you stop paying for
- Void periods. The rent continues regardless of occupancy.
- Rent arrears. You are paid by us, not by the tenant.
- Management fees. The figure we quote is the figure you receive.
- Tenant find and re-let fees at the end of each tenancy.
- Day-to-day repairs, handled by our own engineers.
What the figure depends on
Four things move the number: the postcode, the number of bedrooms, the condition and furnishing, and the length of agreement you are willing to sign. Longer agreements almost always produce a better monthly figure, because we can plan the placement with more certainty.
Guaranteed rent or managed letting?
A managed letting will usually produce a higher headline rent, but you carry the voids, the arrears and the fees. Guaranteed rent produces a slightly lower headline figure that you actually keep, every month, for years. We quote both so you can decide with the numbers in front of you rather than in the abstract.
